FULL TERMS AND CONDITIONS

 Apartment: is available from 3pm on the day of arrival and vacated at 10am on day of departure.  Weekly: Saturday to Saturday.  Midweek and Short Breaks a minimum of 3 nights.

Payment: a deposit of no less than £25 per person is required on booking unless other arrangements have been made and the balance is required 6 weeks before holiday date unless booking is less than 6 weeks then full payment is required. In addition, a £50 damage & breakages deposit is payable with full payment & refundable after a satisfactory inspection. 

Payments accepted:  by Bank to Bank transfer to my account or Cheque.  We will also accept payments spread over a time so there is not a large amount to pay 6 weeks before your arrival date.  Please ask for details.                    

Cancellation: If for some reason you have to cancel your holiday you must notify us as soon as possible and confirm in writing. Sorry, there can be NO refund if cancellation is less than 28 days from your holiday arrival date. Holiday insurance is recommended.

Number of occupants: on booking the holiday a contract will be entered into on the understanding that the total number of the party should not exceed the number you book for and must not exceed the maximum capacity of 5 persons for the apartment. 

Care - Damages or Loss: at the end of your stay you must leave everything as you found it in a clean and tidy condition and any damage or breakages must be reported to the House keeper/ key holder. You will be responsible for any damages, breakages or loss to any items incurred during your stay.

Security : Should you forget your keys and are locked out, a call out charge of £10 will be made. Loss of keys will only be charged at full replacement cost. 

Bookings: are accepted by persons aged 18 years and over. On receipt of booking and deposit, we will email or post confirmation along with balance due date. Confirmation with a letter for arrival arrangements will be sent on receipt of payment in full.

Smoking:  The apartment block is a non smoking building which has smoke detectors on stairs, landings and apartments. If smoke is detected or Fire alarms set off there will be a charge of £60 to fumigate.

Pets: Sorry there are no pets allowed.

Vehicles: are left entirely at owners risk. We are not responsible for any damage or loss to guests vehicles and property. Car parks are close by, 200-300m approx.

Owners Right or the key holder on our behalf :

We reserve the right to alter or withdraw amenities or facilities which have either been advertised or previously available, without prior notice - where necessary due to repair, maintenance or beyond our control.

We have the right to refuse the handover of keys to any person (s) who we deem "unsuitable" to take charge of the premises. In this case we will reimburse the balance excluding the deposit.

If we deem that guests are unsuitable due to damage caused or disturbance to other guests you will be asked to leave the premises. No refund will be given.
